Housing support programs available in 2026
Colombia has various housing support programs administered by different entities. Although Mi Casa Ya is the best known, it is not the only alternative to obtain government support in acquiring housing. Below we detail each program and its current status.
Mi Casa Ya: current status in 2026
The Mi Casa Ya program was created by the Ministry of Housing to grant economic support for the down payment on VIS (Social Interest Housing) and VIP (Priority Interest Housing) homes. For years it was the country’s main housing program, benefiting hundreds of thousands of Colombian families.
However, since the end of 2025 the Mi Casa Ya registration platform has been disabled. The Ministry of Housing has not announced a reopening date for 2026. This does not mean the program has ended — it may be reactivated at any time — but currently it is not possible to make new registrations through the official platform.
If you were waiting for Mi Casa Ya, do not worry: there are active alternatives that offer similar and even superior benefits.
Semillero de Propietarios
Semillero de Propietarios is a national government program that works in two stages:
- Stage 1 — Rental with support: you pay a monthly rent equivalent to 60% of a SMMLV (about $1,050,000 COP in 2026) while you save for the down payment. The government subsidizes part of the rental fee
- Stage 2 — Down payment support: once the savings period is complete, you receive support for the down payment on your own home. The amount varies according to your SISBEN group
This program is active in 2026 and is ideal for families that do not yet have the necessary savings for the down payment on a mortgage loan.
Compensation fund subsidy
The family compensation funds are another important source of housing support. If you are a formal worker and are affiliated with a compensation fund, you have the right to request the family housing subsidy that your fund provides. The main funds include Colsubsidio, Compensar, Comfama, Comfandi, Cafam and Comfenalco, among others.
Each fund manages its own budget and call calendar. Amounts vary, but can reach up to 30 SMMLV for households with incomes of up to 2 SMMLV. Most importantly: this support is independent of national government programs, so you can apply for it even if Mi Casa Ya is suspended.
Subsidy concurrence
If your family income is up to 2 SMMLV (approximately $3,500,000 COP per month in 2026), you can access support concurrence. This means you can receive a subsidy from the national government (Fonvivienda) plus support from your compensation fund, combining both benefits to cover a greater part of your home’s value.

Support amounts according to your SISBEN group
The value of housing support depends on your score in SISBEN IV (System for Identification of Potential Beneficiaries of Social Programs). SISBEN groups determine the household’s vulnerability level:
- Groups A1 to C8: subsidy of up to 30 SMMLV — approximately $52,500,000 COP in 2026. This is the maximum amount for households with the greatest vulnerability
- Groups C9 to D20: subsidy of up to 20 SMMLV — approximately $35,000,000 COP in 2026. For households with less vulnerability but who still qualify
The SMMLV in 2026 is $1,750,000 COP per month. These amounts apply to social interest housing (VIS) whose value does not exceed 150 SMMLV, and priority interest housing (VIP) with a maximum value of 90 SMMLV.
Basic requirements for support
Although each program has particular conditions, most housing support in Colombia shares these basic requirements:
- Valid SISBEN IV group: you must be classified between groups A1 and D20. If you do not have SISBEN or your survey is expired, you must request the update at the SISBEN office in your municipality
- Family income up to 4 SMMLV: the sum of income of all household members must not exceed 4 minimum wages ($7,000,000 COP/month in 2026). For subsidy concurrence, the limit drops to 2 SMMLV
- Not having own housing: no household member can own a property intended for housing in Colombia. Verified through public registry databases
- Approved mortgage loan or leasing: you must have approval for a housing loan or housing leasing contract from a financial institution. The support is applied as payment toward the down payment
- Not having received subsidy previously: if you already received housing support from the government or a compensation fund, you cannot apply for another

VIS and VIP Housing: important differences
Housing support in Colombia applies only to two categories of properties:
- VIS (Social Interest Housing): properties with a maximum price of 150 SMMLV (up to $262,500,000 COP in 2026). It is the most common category in subsidized housing projects
- VIP (Priority Interest Housing): properties with a maximum price of 90 SMMLV (up to $157,500,000 COP in 2026). Targeted at households with greater vulnerability. They receive proportionally higher subsidies
If you are looking for used housing support, keep in mind that some programs allow applying the subsidy to the purchase of used housing, as long as it is VIS or VIP and meets habitability requirements. Consult with your compensation fund or Fonvivienda about specific conditions for used housing.
